Potomac Yard: At a Glance


Location: Potomac Yard is conveniently located in the City of Alexandria, Virginia, off Jefferson Davis Highway (Route 1) and just minutes away from Washington, D.C.

History: Potomac Yard has a rich history and is known for having previously served as one of the East Coast's major railroad yards. Established in 1906, Potomac Yard experienced continuous expansion as the number of railroad tracks increased and an average of 10,172 people passed through on a daily basis. With the increasing popularity of the automobile, the use of rail transportation began to decline, which led to the eventual closing of the rail yard in 1987. Today, Alexandrians are anticipating the emergence of a new identity for Potomac Yard, which will result from the completion of this unique community.

Project Team: Pulte Homes and Centex Homes (Potomac Yard Development, LLC)

Project Summary: Pulte Homes and Centex Homes, two of the nation's premier residential developers, have teamed up to create a truly unique community in Alexandria that will offer a variety of housing choices, retail stores, offices and parks along with significant transportation improvements.

Current Plan Program: The Current Plan Program calls for:
  • Approximately 1,800,000 square feet of office
  • Approximately 325,000 square feet of retail
  • Approximately 1,683 dwelling units of residential
  • A hotel with approximately 300 rooms
Community Amenities: Community amenities include:
  • Significant transportation improvements, including the straightening of the Monroe Avenue Bridge, enhancements to Route 1 and a new road network within Potomac Yard to serve the neighborhood and surrounding community
  • Dedication of major public open space areas for both passive and active recreation
  • Pedestrian-friendly neighborhoods, parks and play fields
  • On-site, affordable housing
